I have known Vahe for a long time outside of the real estate world, so I already knew I could trust and rely on him from a professionalism perspective when it came time to sell my townhouse and do my first transaction with his help. And I was not disappointed! Even though this was during a seller's market we agreed to do a methodical, detailed process to get the unit ready, working around tenants in place, fixing things that needed fixing and generally getting the unit in peak condition. It paid off - with Vahe's help we sold it in less that one week for 20% over the sale of a similar unit just 2 months before, with an all-cash, no contingencies offer. Throughout the process Vahe and his assistant Darcy kept things moving well, communicated clearly and were always ready to step in and help. Vahe and his team member Andre Sinanian assisted us to purchase our investment property in Santa Clara. As an investor, we own a few properties and had worked with different agents in the past. Having Vahe representing us turned out to be a very positive experience for us. We know this definitely won’t be the last real estate deal for us and Vahe’s team. Vahe was always available for us. He was willing to go the extra mile for us to make this deal as easy and as cost effective for us. In Silicon Valley’s real estate market, most agents would advise their clients to bid over asking price. Our original offer was over asking on an “as is” offer. However, we were lucky enough to end up paying approximately the asking price as our final purchase price. It’s amazing how Vahe was able to negotiate and convince the sellers to reduce the sales price after we were already in contract. On top, we got a brand new AC that costs $3,000 from the seller!! We checked Redfin website after closing and noticed that there’s another similar but smaller unit in our complex that were sold on the same date for the same price as what we paid for our condo. However, that unit is 120 SF smaller, never been upgraded, with one bathroom and one car parking garage (ours is two bathrooms with two car parking garage). This proves that Vahe got us a super good price on this deal. Even though our offer was “as is”, Vahe and Andre helped us arrange various teams of helpers (painter, plumber, etc.) to give us price quotes on the minor repairs noted on the inspection report. The workers are very reasonably priced and with good skillsets and craftsmanship. Vahe is definitely very resourceful. Vahe and Andre even helped us obtain the permission from the sellers to host open house during escrow period to solicit tenants, which is certainly something out of the scope of the normal real estate transactions. Due to Vahe’s efforts, we were able to secure a tenant and have the lease commence one week after close of escrow. With Vahe’s experiencec plus the willingness to help from his team member Andre, we feel we get the best of both worlds – experience, availability, business connections and most importantly, RESULTS!
We've worked with Vahe and team many times. First, he helped us sell our home in Mtn View. At the beginning, we were unsure if we were going to list because we had a failed attempt 9 months earlier and we are expecting an addition to the family so we wanted the least amount of stress when listing. Vahe gave us options we hadn’t thought of and helped us create a pros vs cons list of selling now or in October. After reviewing his market analysis and weighing the pros and cons, we decided to list now. Furthermore, he assisted us in creating a timeline for getting the place ready.
